DBR provided MEP engineering design services in collaboration with Michael Hsu Office of Architecture for a new luxury mixed-use condominium development at 4205 Buena Vista Street in Dallas, Texas.
This sophisticated 8-story, 91,532-square-foot development includes 16 corner-unit residences ranging from 2,392 to 6,577 square feet. Each home features 11-foot ceilings, large terraces, integrated art lighting, gourmet kitchens with butler’s pantries, expansive closets, and luxurious primary suites. The architectural design highlights solid masonry, shimmering glass, and bronze finishes.
The building includes two floors of shell retail and office space: approximately 10,223 square feet of retail and lobby space on the ground floor, and 10,033 square feet of white-box office space on the second floor. Residential units occupy levels 3 through 8, totaling approximately 60,415 square feet. The ground-level lobby was delivered with full MEP build-out, while retail and office areas were coordinated for future tenant fit-outs, including provisions for HVAC and electrical routing.
Amenities include a 180-space subgrade parking garage across 2.5 levels (approximately 58,500 square feet), valet and concierge services, a fitness studio (O2 Studio), a health and wellness spa (Alive + Well), a full-service restaurant (Le Passage), a café (Rose Café), a dog park, and direct access to the Katy Trail via a landscaped pocket park.
The project was completed in January 2024.
