The Swift Building is an adaptive-reuse mixed-use development in Houston’s Heights neighborhood for Radom Capital, transforming the historic Swift & Company industrial complex into a vibrant trail-front destination. DBR provided MEP Engineering services for the project, which includes a four-level main office building and a renovated one-story building with mezzanines, totaling approximately 54,748 square feet. The program features 20,185 square feet of retail and restaurant space on Level 1 and 34,563 square feet of vanilla-box office space, along with engineering coordination for approximately 10,907 square feet of patio space that includes storm and planter drainage, irrigation coordination, and accent lighting.
Designed by Michael Hsu Office of Architecture, The Swift Building preserves the site’s industrial character while introducing modern office, retail, and outdoor spaces that connect directly to the Heights Hike & Bike Trail. The development reflects Radom Capital’s vision to reimagine historic properties as community-focused environments that support walkability, neighborhood engagement, and activated indoor and outdoor experiences.
