Project Spotlight: The Westmore Condominiums

DBR is pleased to be working with Mirador Group on a new development by Pelican Builders located in Houston, Texas. The Westmore Condominiums are a 7-story, 33-unit luxury condominium located at 2323 W. Main St. in the heart of Upper Kirby.

Typical units range from 1,560 to 1,800 square feet. The Westmore will also offer four penthouses averaging 2,500 square feet. Residence features will include contemporary interiors and floor-to-ceiling glass windows. Units will also be provided with upgrades including pre-wiring for smart home technology, Bosch stainless steel appliances in the kitchens, and back-up power for refrigerators.

Other amenities include the same floor storage, terraces with gas piping for outdoor grills, optional pet porch potty upgrades, and a state-of-the-art fitness center with an outdoor pool.  Two levels of structured parking are provided, with six levels of residences above.

DBR provided mechanical, electrical and plumbing design which included energy-efficient DX split systems for each residence, common corridor, and amenity areas. Two 100% outside air units supply the fresh air for the entire building.

The plumbing system for the building includes a centralized hot water system. A domestic water pump provides pressure for the water supply system.  Isolation valves are provided in accessible locations to facilitate the maintenance of plumbing systems for each residence. An electric fire pump serves the building’s fire protection system. The building’s storm drainage system is collected at an underground detention vault below the parking structure.

Natural gas is routed throughout the building to accommodate the tankless domestic water system, a natural gas emergency generator, and gas ranges in all residences.

The building will utilize two electrical services—one 480 volt service to serve the common areas and major equipment loads and a 208-volt service to serve the residences.  A natural gas generator will provide emergency power to the building. LED lighting is provided for all the building’s interior and exterior lighting.
